However, it was in 1991 that Roy found his true calling. Intrigued by an article about an Ontario man who had become the number one real estate agent in the world, Roy decided that’s what he wanted to do: help people sell their homes. Yet he discovered that many professionals in the industry relied on age-old practices that were not very effective, such as open houses, print ads and canvassing the city with their contact information.
Convinced there was a better way to generate results for his clients, Roy developed his own approach – the Maximum Exposure Home Selling System. He put his clients’ listings where motivated buyers were, mainly online. He monitored and measured his system to see what worked and made adjustments. He earned his Seniors Real Estate Specialists designation and focused on clients in the 50+ age range because he understood their motivation to sell: a desire to start the next chapter in their lives. And he made his clients an Unconditional Guarantee of Satisfaction: if they weren’t happy, they could terminate the relationship at any time.
It was a calculated risk, but Roy’s perseverance and his Maximum Exposure Home Selling System proved beneficial for his clients, and him. With each ‘sold’ sign, he earned a reputation for completing sales fast and hassle free. His also earned repeat and referral clients, and they became a significant percentage of his business. And he did it by putting his clients’ interests first, by focusing his energies and expertise on selling their homes for the best market price possible, and by always keeping his word.
Speaking of his word, the former member of the Board of Directors of the Halifax Dartmouth Real Estate Board and Chair of Standard Forms and Business Practices Committee never breaks a client meeting. He has, however, traded long days on the ice for several trips to the gym each week and watching the Toronto Maple Leafs.
Roy maintains a strong work-life balance by keeping Sundays free for his family – Yvonne, his partner, Joanne, his stepdaughter, two step-granddaughters, three cats (Smudge, Tommy & Sophie) and his dog, Bailey.
